PLAN DESIGN, DRAWING AND SUBMISSION FEES

SITE WORKS
- Site clearing and excavations by Leogem Property Projects
FOUNDATIONS
- Foundations: mass concrete, as per engineers specifications
- Final levels, height of plinths, depths of excavations and number of steps to be determined by contractor on site at his sole discretion
BRICKWORK
- Exterior and interior brickwork to be completed in cement or clay stock bricks with brick force and damp proof course as per specifications
- Face brick sections as per architect specifications
DOORS AND FRAMES
- Entrance door: Meranti with wooden door frame
- Internal doors: Sapele veneer with wooden door frame
- Aluminium sliding door
WINDOW FRAMES & WINDOW SILLS
- Meranti window frames as per architect's specifications
- Exterior windows sills plastered on angled brick on edge
ROOFING
- Pitched roof to be constructed from pre-fabricated trusses to engineer's specifications with cement tiles as selected by architect
- Garage roofs: Cromodek roof sheeting on exposed timber rafters
FLOOR SLABS
- Floor slabs for ground floor with 250-micron usb construction to engineer's specification
- Floor slabs for the 1st floor where applicable to be constructed from beam & block type method or precast slab method as per engineer's specification
PLASTERING
- External plaster finishes wood float as per plan as per architects specification
- Internal plaster in wood float finish as per architects specifications.
CEILINGS (where applicable)
- Herculite boards with bishop and standard cove cornices
- No ceilings to covered patio and garages as per architects details

- As per Leogem Property Projects pre-selected range

- Roof- pitched roof to be constructed from pre-fabricated trussed with cement roof tiles
- Ceilings- No ceiling, exposed roof trusses treated with carbalinium as per architects specification
- Braai- open brick built braai with chimney
SITE SERVICE CONNECTIONS
- NHBRC levy to be paid by contractor
- Water and electricity connection by Employer.
- Water and electricity deposit by Employer one month before occupation
NOTES:
Subject to the conditions of the building contract the following will apply:
- The contractor will position the structures to be erected in a manner to obtain the best utilization of the erf
- Should any of the above fittings and/ or finishes be unavailable to the developer timeously then the developer / contractor reserves the right to substitute such item with a similar item that is available
- All prices quoted include VAT
- Any changes to plans will be charged to client as per architects rates, engineers fees and municipal charges if any.
- In the event of any discrepancy between specifications and working drawings, then the specifications will always have precedence over the working drawings
- The employer will be unable to execute any works without written consent of the contractor.
- These pages form the full specifications.
- Any changes thereto will be reduced to writing and signed by all parties.
- All extra work to be paid in full prior to the commencement of the work.
- Please note that all finishing material unless otherwise specified will be obtained from a leogem accredited supplier.
- Any finishes that are the responsibility of the client that have not been chosen within seven days from date of notice will become the responsibility of Leogem to continue and install the standard finishings. This goes for Tiles , Carpets , Kitchen Cupboards and internal paint colour
